Rooms are let from Weatherill House on Wellesley Road with rates, utilities, fibre broadband, shared kitchen use and common area cleaning included. Minimum office term is 3 months. Deposit is one month’s licence fee, held without interest and returned within 10 working days of move-out inspection.

Move-in timetable

The Usual 2 Working Day Sequence

  1. Day 0

    Viewing

    Private offices can usually be viewed the same working day. Expect about 30 minutes for an office viewing.

  2. Day 1

    ID Check And Licence

    Director ID, proof of trading, intended users and the licence agreement are checked before keys are prepared.

  3. Day 1

    Deposit And First Licence Fee

    The deposit is one month’s licence fee. The room is not held for anonymous or cash-only arrangements.

  4. Day 2

    Keys, Broadband And Reception List

    Fobs are issued, normal office broadband is ready and the company name is added to the reception list.

A building for quiet work

No Hot Desking, No Corridor Stock, No After-hours Parties

The building does not run a hot-desk drop-in membership. It is office-led, which means people expect normal working noise, not amplified training, public ticketed events or late-night social bookings.

Stock cannot be stored in corridors. Offices cannot be used for sleeping, residential use, chemical beauty treatments, medical procedures, food preparation businesses or messy product shoots. Registered office use requires director ID and proof of trading.

Licence terms

The minimum office term is 3 months, rolling monthly after that unless a longer fixed term is agreed. The deposit is one month’s licence fee. Move-in can usually happen within 2 working days once ID checks, licence agreement and deposit are complete.

Marion’s North-facing Rooms

Marion Weatherill will tell you, if you ask for the brightest room first, that the plain north-facing offices are often the best ones. They stay calmer in summer, they look towards the trams rather than the stronger afternoon sun, and the people who take them tend to stay. They are not the showiest rooms in Weatherill House, but they suit the building: steady, practical and easy to work in.
